Southern California's home ownership dream has turned into a nightmare. San Diego foreclosure rehabilitation specialists see a rise in foreclosures.

Just what is a " Foreclosure Specialist "? Legally speaking it a licensed general contractor who is truly versed in al the trades involved in building a home from the foundation to the last stroke with a paint brush. When peoples lives are turned upside down by economic strife, bad things can happen onto the home in which they reside. You would be surprised by some of the stories of damage done onto the homes here in Southern California.

Once the home owners has been evicted off the property and the sheriff allows the banks construction rep to inspect, then the true story begins to unfold. Angered by the " alleged "misrepresentation of the housing markets true value leeds many to take out their anger on the house in the form of vandalism.

First they rip out all the good expensive fixtures from the home, i.e. water heaters, appliances, chandeliers, doors e.t.c. Then they usually take a bat of sledge hammer & take their anger and frustration out on the walls and windows. Once the house is abandoned, then the transients come steel the copper wire right out of the framing. They also steel the electrical plugs. A new electrical plug at the Home Depot costs about 3 bucks... The labor to take it out or put it in is much more.

" You literally have to start from scratch " says Chris Doctor, a licensed general contractor in San Diego. " You should see what happened when Wells Fargo took over all of Wachovia banks loans. The foreclosure specialists were inundated with foreclosure after foreclosure. Some of these homes, after they have been fixed up are not listed as foreclosures. Once repaired, the bank keeps them on their books until the market will correct. By not listing them as defaults or foreclosures, the banks artificially inflate the existing price on a given housing market. The term coined as "Shadow inventory "

If all the homes that truly were in default or foreclosure were listed as they should be in a transparent market, the existing median price would certainly PLUNGE! Call it what you want, "Letting the air out of the tire slowly " " A soft landing " or my favorite, " A prolonged recession " Do not most presidents of the United States Of America have degrees from Harvard? " asked Chris Doctor. Reason being, " Even in econ 101 at the local junior college, we are taught that an economic slow down of two or more business quarters is a year is considered a recession. Any economic decline of over two consecutive years is a depression. " or so he was taught.

No one in their right mind would buy a mortgage backed security in the market today at these inflated levels, not even China, what with all the defaults and foreclosures going on all over the place. The treasury comes to the rescue and purchases these Fanny Mea and Freddy Mac type loans and in doing so, keeps the flow of new money into the system. The result is a medium housing price that is artificial at best. Way to go Barney Frank & Chris Dodd, good job. In a recent interview, on CNBC Barney Frank was caught in a lie and said he was against home ownership for all under Clinton and Bush, and that he favored rental subsidies instead. The youtube video someone sent into CNBC certainly spoke to the contrary. Just what is Barney smoking?
