Loan Modification Front End Debt to Income Ratio Explained
Debt to income ratios in general are exactly what they sound like, the proportion of your debt to your income. So if you have $5 of debt and $10 of income, the debt to income ratio test would help measure this. Within this general description there can be many sub ratios such as your front end ratio, total mortgage expenses, and back end ratio, total monthly expenses vs. total monthly debt. In this article we will discuss the front end debt to income ratio for loan modifications. You can read our other articles for more info on back end ratios.
Both of these are crucial to understand! You should NOT talk to your bank unless you have first done analysis of these on your own! In order to qualify for the Home Affordable Modification Program, also known as HAMP, which is part of the Federal Making Homes Affordable Program, you will need a front end debt to income ratio of OVER 31%! This means that if you make $10 a month, you would need your total mortgage expenses to be over $3.10. Essentially, they believe that it is safe for a homeowner to have 31% of their monthly income go towards paying their mortgage expenses, and if they are over that much than they should get Federal assistance.
Calculating Front EndeDebt to Income Ratios:
#1. Calculating Your GROSS Income:
First calculate your total GROSS monthly income. Gross is your income before taxes are deducted i.e. if you make $2.5 a week, but when you get your paycheck at the end of the week you only get $2 because 0.50 is deducted to pay taxes then use the larger #!
Tip: User your most recent paystub! For example if last year you made $52,000 but you have received a demotion, make sure that you monthly income reflects this and do not just divide $52,000 by 12.
WARNING: The banks WILL verify this information! There is no point in trying to overstate or understate your income because they will want W2's and paystubs if you are a W2 employee or Profit and Loss statements if you are self employed.
#2. Calculating Total Monthly Mortgage Expenses:
Total MONTHLY Mortgage Expenses = Principle Payment + Interest Payment + Taxes + Insurance + Homeowners Fees (if applicable) - Purchase Mortgage Insurance PMI (if applicable)
Tip: Many people's mortgage payment includes taxes and insurance so do NOT include this if it is already included or make sure to add it in if it is not included in your monthly payment to your lender.
Warning: If you are late on your mortgage your last statement may state a figure that includes fees, do not include these fees when doing your calculation.
#3. Calculate Ratios:
Divide TOTAL Monthly Expenses by TOTAL Monthly Mortgage Expenses.
This value should be over 31% to qualify!
Note: There is still a possibility that you can get approved if your ratio is less than 31% but this will be much more difficult.

Throughout this collection, Rye Coalition shamlessly worships at the altar of Kiss, Grand Funk Railroad, and Spinal Tap via weathered, punk-inspired chord progressions, muddy basslines, lead-footed drum patterns, and hammer-handed guitar riffs that will shake, rattle, and roll hockey arenas until the end of time. The useless beauty of this record is summed up succinctly in the bridge of "Stop Eating While I'm Smoking," when the call and response that beckons "What is they want?/Give the kids a shot!" descends into absolute mayhem. The band's ragged glory is snared by producer Steve Albini, who opts to leave in the mistakes and feedback while administering as little polish as possible. The cheeky moments abound, especially in "Freshly Frankness," a silly track that pokes fun at Led Zeppelin's "Since I've Been Loving You" with mock blues panache, and "Heart of Gold, Jacket of Leather," which is the best send-up of Sunset Strip glam metal ever rendered. Stoney End $6.38 Barbra Streisand scored her second Top Ten hit in early 1971 by treating Laura Nyro's recording of her song "Stoney End" as a demo and copying it practically note for note. "Mama, let me start all over," she sang, and her wish was granted. The followup album of the same title was, in its own way, as surprising as Streisand's debut album eight years earlier. Where that record had redefined the role of the traditional pop singer in contemporary terms for the early '60s, Stoney End redefined Streisand as an effective pop/rock singer, which her last outing, What About Today?, had failed to do. Maybe she listened as closely to Nyro and Joni Mitchell as she had to Ethel Merman and Judy Garland a decade earlier, but somehow she re-oriented her approach to music, adapting herself to vocal demands that were very different in terms of dynamics, expressiveness, and especially rhythm from the traditional pop and theater music she had sung previously. Producer Richard Perry may have eased the transition by using sessionmen like Randy Newman, who played piano on two of his own compositions and who bridged the worlds of show tunes and rock. But Streisand herself found something to identify with in songs like Gordon Lightfoot's "If You Could Read My Mind" (maybe that passage about the movie queen) and Mitchell's "I Don't Know Where I Stand." Stoney End was not a perfect album -- the reliance on minor Brill Building material and two more Nyro copies kept it from classic status -- but it was so far removed from what Streisand's fans and her detractors thought her capable of that it stands as one of her major triumphs. End of Days $11.98 End of Days is a typical "Music From and Inspired By the Motion Picture" album. It doesn't really matter whether its songs are in the movie or not, since the goal of the record is to sell Arnold Schwarzenegger's comeback film to an audience of alt-metal fans who were in elementary school when he made his last really "cool" picture, 1991's Terminator 2: Judgment Day. So, it's loaded with new music from Korn, Everlast, Limp Bizkit, and Eminem -- aggressive sensations from 1998 and 1999 that guarantee the attention of adolescent males, thereby creating audience awareness of End of Days. On top of that, there's previously released material from Powerman 5000, Creed, and Rob Zombie (technically, "Superbeast" is a new remix, but it's an old song), plus oldies from Prodigy and Sonic Youth; those may be the two best songs on the record, but they feel out of place alongside all the alt-metal. The album already feels like a strange period piece, but that doesn't necessarily mean the music is bad, either -- in fact, there are a number of strong cuts. But overall, End of Days delivers what it promises, and even if there are several weak throwaways, it still effectively appeals to the aggro-metal demographic that Schwarzenegger needs. But you can't forget about the other big comeback on End of Days: Guns N' Roses, or more specifically Axl Rose, with "Oh My God." (The last thing G N' R recorded, strangely enough, was for another high-profile soundtrack, 1994's Interview With the Vampire, where Axl rearranged and pretty much ruined "Sympathy for the Devil.") Confirming Rose's interest in industrial music, "Oh My God" essentially sounds like Rose catching up to where Nine Inch Nails and Ministry were in 1994, the very year he faded into seclusion. And "Oh My God" is clearly the work of an artist in seclusion, piecing together something he thinks sounds hip and happening. It's overloaded with processed guitars and distorted vocals, yet it's structured like a typical G N' R song; consequently, it seems weirdly out of time. The End of Heartache $22.39 By fusing the best elements of American metalcore and European melodic death metal (i.e., the Gothenburg school), Massachusetts' Killswitch Engage achieved what hundreds of nu-metal bands only dreamed of: supplying American heavy metal with a viable facelift with which to set itself to rights in the new millennium. The fact that in order to do this they relied on songs with actual substance, not fabricated image or false pretense, goes to the heart of 2002's stunning Alive or Just Breathing's success, as well as its masterful successor, 2004's much anticipated The End of Heartache. Indeed, little has changed from one album to the next, which can be viewed as a positive or a negative, depending on the listener. But with distinctive songwriting and that delicate but explosive dynamic balance between melody and abrasiveness still readily on display in pace-setting openers "A Bid Farewell" and "Take This Oath," the former seems more likely. Track number three, the excellent "When Darkness Falls," is where Killswitch will convince most lingering cynics, and the ensuing "Rose of Sharyn" is arguably the group's most accessible single yet (and also possibly a bone of contention for fans of their harder stuff). Next up, the mild-mannered interlude "Inhale" is actually a warning for the breathtaking power riffing of "Breathe Life," after which the all-encompassing title track really hammers one out of the ballpark. And so it goes; as riff upon riff are piled sky-high into each number that follows, it's the unpredictable rhythmic shifts used to build and then relieve internal pressure that fuel the Killswitch Engage power source. On a side note, much has been made of the replacement of former vocalist Jesse David Leach with relative newcomer Howard Jones (relative being the operative word since he toured with the band for two years prior to this recording), but, to be perfectly honest, the differences between them are totally negligible. Jones effortlessly matches his predecessor's talent for both clean singing and hardcore-style screaming, and additional highlights such as "World Ablaze" and the pulverizing "Wasted Sacrifice" prove his voice to be the perfect complement to his bandmates' technical proficiency. As mentioned previously, The End of Heartache only errs for making very few attempts to expand Killswitch Engage's general formula, good though it may be -- but there's always a next time.
